1月成交1877套 楼市开年遇"小寒"

[摘要] 今年春节来得比较早,年底购房者大多只是观望不会出手,总体来看1月份全国开盘和成交量均出现大幅下降,春节假期的到来、政策变动导致的观望氛围、银行信贷收紧等为成交量带来负面影响。

编者按:2013年楼市的辉煌成绩成就了中国楼市的传奇,在众多喊跌声中,楼市成交利好情况硬是从年初延续到了年末。在此情况下,众多的业内人士纷纷预测此种情形必将延续要2014年开年。今年春节来得比较早,年底购房者大多只是观望不会出手,总体来看1月份开盘和成交量均出现大幅下降,春节假期的到来、政策变动导致的观望氛围、银行信贷收紧等为成交量带来负面影响。

据中指研究院的实时监测,2010年1月监测的30个城市中,90%城市新建商品住宅成交面积下跌,总跌幅约46.42%,但海南省的海口、三亚等城市逆市上扬。

监测显示,1月各主要城市的成交面积全面下调,不过各地成交均价并未受抑。重点城市中,天津涨幅,环比上涨12.01%,上海紧随其后,涨幅达到8.71%。北京、深圳涨幅不超过5%。京、沪、津、深四个一线城市成交均价持续攀升,刷新历史纪录,其余重点城市价格向下略有调整,但仍处在高位。

成交面积下跌,然而成交均价却逆势上涨,在无形中也透露出一个市场信号:开发商看好后市,因此不肯顺势降价。其中,犹以一线城市为甚。众所 ,2013年北上广深等一线城市房价,无论是环比还是同比都在不断上涨,频频刷新历史记录,在这种一路看涨的声势下,加之市场需求旺盛,一线城市房价在短期内房价恐无下降可能。

眼光调回到扬州,1月(1.1-1.31)扬州市区商品房成交1877套,环比下降7.90%,成交面积222853平米,环比下降17.26%;1月期间,商品住宅成交1591套,环比下降1.43%,成交面积178001平米,环比下降3.47%;商业用房成交286套,环比下降32.55%;成交面积44852平米,环比下降47.2%;另江都区本月商品房成交559套,成交面积64094平米。(数据来源:以扬州房管局成交备案数为准)

从项目类型来看,住宅依旧是牢牢占据着主角的位置。从项目区域来看,2014年1月销售扬州各区域楼盘销售情况旗鼓相当,江都区作为近年扬州人置业的热点区域,其住宅成交量也一路攀升,终以559套成交量位居。而扬州的东区与西区楼市并驾齐驱,紧追排名的江都区,分别以435套和432套排名第二和第三。

扬州商品房成交情况与新房成交情况向呼应,早在年前,就有人称2014年可能成为中国房地产的改革元年,三中全会过后,房地产税不动产登记制度等一系列有关房地产发展方向的政策必将在2014年逐渐展开,届时房地产市场必定经历新一轮洗牌,在此背景下,购房者在买房时也会特别注意买房时机。

除了这些因素,房价也是市民心中饶不去的坎:据房天下数据监控中心2月1日统计,2014年1月扬州楼市均价为8327元/平米,环比2013年12月基本持平,涨幅为0.01%;其中邗江区1月房价,均价为8573元/平米,高于扬州市1月房价平均水平。
